Meet the People Behind the Questions
Property evaluation involves numbers, but the work behind those numbers begins with people asking the right questions.
Herald Group provides property evaluation, property information and consultation. Our role is to examine property information carefully, understand why someone is asking for an evaluation, identify which details deserve attention and explain the resulting perspective in language that is actually useful.
I / Review
The people reviewing property information
They organize the relevant details and look for the information that deserves a closer look before anything is concluded.
II / Context
The people building context
They consider how the property's characteristics and the available surrounding information fit together, and where they don't.
III / Explain
The people speaking with clients
They help homeowners, sellers and buyers understand what the information means without burying it in property-industry language.
These roles support one another. An evaluation is not the output of a mysterious algorithm, and it is not one person's instant judgment. It is reviewed, questioned, placed in context and then explained.

02 / The question behind the question
What Are We Actually Trying to Understand?
Many requests arrive phrased the same way: “Give me a number.” We deliberately avoid treating them that simply. One of the first useful questions we ask is what the client is actually trying to understand.
A / Considering a sale
“I'm considering selling.”
What's needed first is a clearer current picture of the property, before any expectations are formed.
B / Long ownership
“I've owned this home for a long time.”
Relevant changes to the property, and to its context, may need to be understood.
C / Looking to buy
“I'm looking at buying this property.”
The asking price is part of the situation. The client may also want additional context about the property itself.
D / No move planned
“I'm not planning to move right now.”
An evaluation can still provide useful current information without forcing an immediate decision.

A useful answer starts with understanding the question behind the question.
Knowing the purpose of a request lets us communicate the information in a way that is relevant to the situation, instead of delivering a set of disconnected facts.
03 · Company ideas
03 / How the company runs
The House Rules
Every home has a few rules that keep it running. So does Herald Group. These six ideas were not written for a brochure. They are the ones we have kept for nine years, on every property and in every conversation.
Fig. 03 · Kept in every room we enter
I
The house comes first. The number comes second.
We look, walk through and listen before any figure is mentioned. A property earns its number, it is never handed one.
In practice · No quick figures over the phone
II
Plain words, every time.
If we cannot explain something simply, we have not understood it well enough yet. You should never need a dictionary to read our work.
In practice · No industry jargon in what we hand you
III
Every figure arrives with its reasons.
A number without an explanation is just a guess with confidence. We show what supports it and what holds it back.
In practice · The reasoning comes with the result
IV
Your timeline, not ours.
Important decisions deserve their own pace. We do not run countdowns, invent deadlines or call to hurry you along.
In practice · No pressure, no follow-up chasing
V
Honest about what we can't know.
Some things are clear, some are uncertain, and some may change. We tell you which is which, even when a tidier answer would sound better.
In practice · Limits are named, not hidden
VI
The decision stays at your table.
We bring perspective, you make the call. Selling, improving, waiting or staying put are all good outcomes if they are well informed.
In practice · We advise, we never decide for you
A good home runs on a few clear rules. So does a good company.

04 / The work clients don't usually see
The Work Before the Explanation
A · Property documents
B · Architectural detail
C · Exterior context
D · Reviewing information
E · The consultation
Swipe · Five observations
Before property information becomes useful to a client, several pieces of work happen that rarely appear in the final explanation.
A
Sorting what matters from what is merely available
More information is not automatically better information. A detail becomes useful only when it is placed in the right context.
B
Noticing inconsistencies
If something looks incomplete, unusual or difficult to reconcile, it deserves attention. It is not quietly ignored to keep a conclusion tidy.
C
Reconsidering an easy comparison
A convenient reference can stop being useful once meaningful differences become clear. When that happens, it gets set aside.
D
Making the explanation understandable
The final information should make sense to an ordinary homeowner, seller or buyer, without professional property vocabulary standing in the way.
E
Knowing where certainty ends
When the available information supports a range or a qualified conclusion, the communication says so, rather than offering precision the information cannot support.
Most of this work is never seen by the client. It is, however, a large part of what we mean by practical judgment.

Decide second.

05 / What we want you to leave with
What We Want You to Leave With
We provide the perspective.
The decision remains yours.
Our job is not to push every client toward selling, buying, renovating or any other predetermined action. The goal is simpler, and more useful.
- iA clearer understanding of the property.
- iiA better sense of which information matters.
- iiiAn explanation that can be understood without specialist language.
- ivA realistic understanding of what the evaluation can and cannot establish.
- vUseful context for whatever decision belongs to you.
If you have a property question you want to examine more carefully, start with a conversation.
